One Elm Cottage is a delightful stone cottage which sits on the edge of the ancient hamlet of Roud. It is one of a pair of cottages which can be booked together for gatherings of families and friends. Both cottages welcome visitors with dogs and the perimeter of the grounds is fenced. There are sunny patios on opposite sides of the cottages so groups can read and relax in peace in warmer weather. The gardens are large, well-maintained and are not overlooked. They are made up of large lawns, flower borders, orchard trees and some larger elms for resting in the shade in the summer months.The whole of the back garden can be surveyed from the large York stone patio if children or dogs are playing.
The cottage is snug but spacious with an Island made woodburner in a rough hewn stone fireplace in the sitting room where there are two large sofas. The kitchen looks out over the back garden and is well equipped with a dishwasher and a wide range of baking and cooking equipment. There is a separate utility room for drying washing, The separate dining room has a large table which seats six, a dresser and a fireplace. Upstairs there is a master bedroom looking out over the back garden to distant barns with a top quality king size bed. There is also a twin room and a bedroom with a bunk bed. Windows have security fittings and keys to keep children safe. There is a downstairs lavatory and shower room near the back door and a larger well-fitted bathroom upstairs.There are convenient electric radiators and storage heaters throughout.
Roud is a peaceful rural spot a mile from the Whitwell Road and the attractive villages of Niton, Godshill and Whitwell, with their country pubs, shops and tea rooms are only 2 or 3 miles away. The Yar river trail runs 200 metres from the cottage and offers delightful, peaceful waterside walks which traverse the Island. The paths around the village are well marked with options to walk to the Hoy monument and St Catherine's Oratory for beautiful views over all the island and out to the Mainland over the Solent. It takes half an hour by footpath to the Chequers pub at Rookley or five minutes by road. Although Roud Road itself is quiet, Roud Lane below the cottage is quieter still and consists of a tarmac no through road as far as East End farm and is ideal for a short walk when the paths and fields are wet.
The elegant Victorian resort of Ventnor is the nearest seaside resort but the wilder beaches and chines of the West Wight are only 10 minutes drive away. These are great for junior fossil hunters and some like Brook, which is owned by the National Trust, are available for dogs and their families all year round.
